Galewood Apartments
We acquired Galewood Gardens (“GW” or the Property”) Apartments (Class C apartment community located in Austin’s North submarket) because of what we perceived as a growing need for well-located workforce housing in Austin’s north submarket. Not only was the original investment basis attractive in comparison to replacement cost, but we were very confident that the myriad of economic drivers in the area would propel an influx of workforce tenants. Besides Apple’s campus just to the north of the Property, Galewood is well located in proximity to the Domain (Austin’s second downtown), the redevelopment of the Mueller Airport, including the Dell Pediatric Hospital, the largest campus of Austin Community College and in direct proximity to major transportation arteries and public transportation. After executing the renovation of the majority of interior units and performing repairs and upgrades to the Property’s exterior, an increase in overall rents by nearly 48% since inception was achieved. Additionally, we successfully executed on multiple refinancings during our investment holding period that, in the aggregate, repatriated 74% of investor capital. The Company realized upon its investment via a sale to a prominent family office in Q418.
